Hello everyone,
Our search for a new build property is continuing. We have received several offers by now.
My question is: how should I evaluate the energy consumption rating?
Property 1 Energy consumption rating 90 kWh/(a m²) (90 kWh/(a sq ft)) Semi-detached house about 138 m² (1485 sq ft) including garage, plot 280 m² (3014 sq ft), price 250,000.00 €.
Property 2 Energy consumption rating 50 kWh/(a m²) (50 kWh/(a sq ft)) Semi-detached house 128 m² (1378 sq ft), plot 250 m² (2691 sq ft), price 289,000.00 €.
My question is:
To what extent should the lower energy consumption rating influence my purchasing decision? Personally, I prefer Property 1 because it is complete and I would not have to add a garage myself.

Huh? 😕 😕 😕
And which consumption data were used as a basis?
You’ve got to be kidding me........
You do have an energy demand certificate, or thermal insulation certificate, or heat demand certificate, or whatever it’s called.
In any case, not a consumption certificate!

MarkusNeu25 Oct 2011 20:42I have the energy performance certificates for the respective new buildings. Based on these, I have projected the energy demand, including an increase in costs, over the next 30 years. Property 1 will therefore require approximately €30,000.00 more in energy costs. Property 2, including the garage, will cost €49,000.00 more. From a purely financial standpoint, the decision would favor Property 1, especially since it is larger.
However, I am not yet 100% certain. For this reason, we will visit the house again in the coming days.
