I’m new here. My wife and I have been looking for a suitable plot of land for quite some time. We have now found a 605 sqm (6500 sq ft) plot that we like. After consulting with the local municipality, we had to submit an application for the plot. Today, we received an email from the mayor informing us that we have been awarded the plot. So far, we do not have a planned house design nor financing approval for either the land or the house. Our first appointment is on Friday at the prefab house exhibition in Erlangen. I am now wondering what the best approach is: to fully finance the land and house separately or to finance everything together.

Some consider electric roller shutters essential, but personally, I see them as a luxury and would rather invest that money in a photovoltaic system. Similar with showers that feel like 4 square meters (43 square feet) and the like. I still haven’t had time to thoroughly review the SchwörerHaus scope of work, but on a first look, it seems you can live comfortably even in the standard model. It’s also made pretty clear that the “Edition extra” is more like an “Edition less.” My cousin built with WeberHaus this year and said he actually opted out of some standard features rather than adding extras. I’m currently not sure where the prevailing opinion in this forum comes from that you absolutely have to budget around 30,000 (thirty thousand) for upgrades with a prefab house.
Things like a garage are never included in the house price unless you specifically ask for it. We did ask, and at that price, I’ll build the carport myself—otherwise, it costs more than the structure below it.
(And just to clarify, our SchwörerHaus offer had nothing to do with the catalog price either, but we had our entire wish list selected once, with 40+ options, basement, photovoltaic with battery storage, air-to-water heat pump, underfloor heating, and extra windows.)

I have several roller shutters on the ground floor, and for me, electric operation is not a luxury. Not even the central control. It’s worth every dollar. After over 12,000 activations, I know what I’m talking about.

As far as I know, building on a slope like this is VERY expensive. Therefore, before purchasing, I believe you should not only talk to prefab home builders but also to a construction company experienced with hillside projects in the region. Then, carefully review ALL cost items. To be honest, I am not convinced that the plot fits your budget.

Additional costs relate to the land, and the house builder does not cover those. That’s your responsibility, the land.
