ᐅ Confirmation of the Plot and Next Steps

Hello everyone,

I’m new here. My wife and I have been looking for a suitable plot of land for quite some time. We have now found a 605 sqm (6500 sq ft) plot that we like. After consulting with the local municipality, we had to submit an application for the plot. Today, we received an email from the mayor informing us that we have been awarded the plot. So far, we do not have a planned house design nor financing approval for either the land or the house. Our first appointment is on Friday at the prefab house exhibition in Erlangen. I am now wondering what the best approach is: to fully finance the land and house separately or to finance everything together.

The price can’t possibly be all-inclusive without exceptions, and as a general rule for construction service descriptions: anything not explicitly included is extra, meaning “to be provided by the client.”

This is a sloped plot of land, right?

In that case, the first step should be to consult a geotechnical engineer, not the house builder.

Otherwise, you’ll be a case for a TV show after one year.

Schwörerhaus uses prefabricated construction, then the foundation slab is added. Possibly also transportation, portable toilet, container, and interior finishing. Or is it a shell house?

Apart from that, your entire financing seems to depend on the expected inheritance. With your net income of €3,000, I already consider it quite challenging to manage that.

What have you calculated for the extreme slope? In my opinion, a prefabricated house is not the optimal solution for that.
