We have a plot of land (see site plan) and have started planning our dream house without an architect. Before we move forward in more detail, it would be great to receive opinions, ideas, and perspectives.
On the floor plan, you can see an electrical transformer to the east. It is quite tall and does not provide a pleasant view. Therefore, the utility room is planned here, separated from the house with access to the "breakfast terrace."
We are planning with the future in mind. This means we want all the essential living spaces on one level. Upstairs is for the children and grandchildren when they visit, as well as hobby rooms, an office, etc. The area above the living room is open. Downstairs, it is important for us to have separate areas. The kitchen/dining and living rooms should not be an open, connected space. We often have guests while others want to watch a movie in peace.
We welcome any extraordinary ideas. The house should be unique. But we also appreciate advice on realistic feasibility.
The house will be built as a timber frame house.
The building plan allows for few restrictions. The building envelope is shown on the drawing.

Attached are the exterior views from the west and north, showing the 6 windows in the living/dining area. On the south side, there are 2 more windows in the dining area. Is that too few?
Yes, that would be too little for me. The living space might become bright thanks to the gable windows, but from the sofa, you only see the wall except for the narrow slit window. I also think the bedroom is missing a window. Upstairs, I am concerned about dark rooms as well. The windows will also be shaded by the roof overhang.
In my opinion, the staircase doesn’t fit well with the upper floor, and the first steps overlap way too much.
Why is the office almost as large as the two children’s rooms combined?
The master bathroom is 11 m² (118 ft²) for a washbasin, toilet, and shower, but the shower itself isn’t even really that big. And why is the utility room accessed from there?

The office is a multifunctional room; the name alone doesn’t cover it (office, as well as a guest room and a TV spare room. There’s also storage space here). The children’s bedrooms are now just bedrooms, as the “children” no longer spend time there.
We had a long discussion about the door between the bathroom and utility room. The downside is the space requirement in both rooms. The advantages are that you’re no longer forced to go through the bedroom to get to the bathroom (if someone is still sleeping), and the short way from the bathroom to the washing machine.

I want a 1.2 by 1.2 meter (4 by 4 feet) shower. And I don’t want to have to squeeze past someone when two people are in the bathroom.
