Hello everyone,

We have a plot of land (see site plan) and have started planning our dream house without an architect. Before we move forward in more detail, it would be great to receive opinions, ideas, and perspectives.

On the floor plan, you can see an electrical transformer to the east. It is quite tall and does not provide a pleasant view. Therefore, the utility room is planned here, separated from the house with access to the "breakfast terrace."

We are planning with the future in mind. This means we want all the essential living spaces on one level. Upstairs is for the children and grandchildren when they visit, as well as hobby rooms, an office, etc. The area above the living room is open. Downstairs, it is important for us to have separate areas. The kitchen/dining and living rooms should not be an open, connected space. We often have guests while others want to watch a movie in peace.

We welcome any extraordinary ideas. The house should be unique. But we also appreciate advice on realistic feasibility.

The house will be built as a timber frame house.

The building plan allows for few restrictions. The building envelope is shown on the drawing.

What is supposed to be unusual? That you don’t want an open-plan living area and instead want a bedroom and two children’s rooms upstairs, or that the layout should be as complex as possible?

Think in terms of living zones. On the ground floor, you have three living areas and one functional area:
  • Cooking & dining
  • Sleeping & wellness
  • Relaxing & media
  • Entrance, cloakroom, staircase & bathroom

Arrange these living zones according to your plot and their orientation in relation to the cardinal directions.
I imagine an entrance directly into a large open space (60+ sqm (645+ sq ft)), where the cloakroom, cooking, dining, and staircase are combined yet clearly structured. The staircase in this room leads up to a gallery running the entire length of the space, from the center of which a corridor leads to the rooms upstairs, located above the sleeping and living areas. The large volume of air keeps the space fresh at all times, while acoustic elements prevent it from sounding echoey.
This way, everyday life happens at the front of the house, with the children’s living spaces connected upstairs. The more private areas are also on the ground floor, easily accessible for all ages and protected from everyday noise.

The building boundary here is probably enforced quite strictly. Looking at the neighborhood on the left side of the street on the plan and the adjacent Mühlenweg, they likely want to prevent such irregular extensions.

Don’t exaggerate; in the Westerwald area, they all tend to be quite picturesque in size. You have a nice view to the north and northeast here. Prime location.

Now don’t exaggerate, in the Wied region of the Westerwald everything is very picturesque in terms of scale. You have a very nice view to the north and northeast. Prime location.

That just doesn’t fit with Kurtscheid.

Is that really necessary?

Are you allowed to build a bungalow?

I would look for bungalow floor plans with a converted attic.
The upper floor seems a bit too large.

We all know that 11ant is great at locating places, but it’s not necessary to openly reveal the location to everyone, right?
There might be people who don’t want the entire community to follow the floor plan discussion.

Also, the OP probably means something different by “wooden house”....
