We have a plot of land (see site plan) and have started planning our dream house without an architect. Before we move forward in more detail, it would be great to receive opinions, ideas, and perspectives.
On the floor plan, you can see an electrical transformer to the east. It is quite tall and does not provide a pleasant view. Therefore, the utility room is planned here, separated from the house with access to the "breakfast terrace."
We are planning with the future in mind. This means we want all the essential living spaces on one level. Upstairs is for the children and grandchildren when they visit, as well as hobby rooms, an office, etc. The area above the living room is open. Downstairs, it is important for us to have separate areas. The kitchen/dining and living rooms should not be an open, connected space. We often have guests while others want to watch a movie in peace.
We welcome any extraordinary ideas. The house should be unique. But we also appreciate advice on realistic feasibility.
The house will be built as a timber frame house.
The building plan allows for few restrictions. The building envelope is shown on the drawing.

Unfortunately, we no longer live in ancient Greece but in 21st-century Central Europe. Today, different values, guidelines, and standards apply. Among other things, one should not disclose data about others that has been found out without consent.
The request in the guidelines for new threads was for a site plan with building boundaries. The exact location was neither requested nor do I see any real necessity for it (but I am not an expert). If that is necessary, I ask the OP and point out what it means if they do not provide the data. Googling the data and publishing it is not appropriate, and to then disparage (colorful description, don’t exaggerate, doesn’t fit here) in terms of floor plan assessment is completely unproductive.

Maybe he has occasionally gone a bit too far, but never with bad intentions. You also made a mistake, rather carelessly. So everyone contributes their share.

No one wants to investigate your building site or embarrass you. The relevant data will be deleted and that’s that.
Focus on what matters, don’t forget that the advice here is free, honest, and often truly helpful. Make use of it!

How someone can turn such a false start into an own goal like this will remain beyond my understanding. The “cocoa glass” comment was well deserved by the lady involved. And anyone who seriously expects a Berliner transplanted to the Rhineland’s cheerful area to express his advice in a stiff, Hanseatic manner must have missed a whole volley of shots. Sticking strictly to a floor plan in a discussion is not a one-way street: it requires a minimum quality of the floor plan under discussion (which here – something the thread starter should be grateful for – was only evaluated by members who are more careful with criticizing plans than I am). By the way, anyone who already doesn’t find me polite enough here should be strongly advised against two other areas as well: the local financing section and the green forum.
