We have been working on sketches for our house for quite some time, but there are always a few things we are not completely happy with. It would be great if you could share some ideas or, even better, floor plans to help make the planning easier. Or you could simply point out what to consider during the process.

- If I’m seeing it correctly, you have faint outlines of the walls in the background. The same goes for the chimney, but it’s not aligned vertically.
- Where will the connections be located? The utility room should be placed nearby.
- A 14m² (150 sq ft) walk-in closet? Either you have an enormous amount of clothing, or that’s quite oversized.
Where is north?
Our initial plan was also a 9m x 9m (30 ft x 30 ft) layout. We had a similar issue with the staircase design as you do.
If you place the stairs in the center, either the upper or lower floor layout doesn’t fit well. Putting the stairs in the corner results in long corridors.
Considering our plot, a square house didn’t make much sense. That’s why we decided to build 8.15m x 10.20m (27 ft x 34 ft). This also allowed space for a double garage or carport next to it. From there, the floor plan developed almost by itself.

Could you please share your floor plan? The chimney is stacked. Well, all the clothes should go into the walk-in closet, including those of the child/children later on. The bedroom should be as small as possible, which is why the walk-in closet is larger. North is at the top, slightly to the right. The connections will be located in the utility room.

why don’t you look online for floor plans of this type of townhouse? They may not be very "creative," but they do work. Your upper floor really isn’t attractive. When you are spending that much money on a house, you don’t want to have to make compromises already during the planning stage, right?
Our current apartment is in a former cowshed, which means we have a long, narrow, and dark hallway. Believe me, that’s not something you want for your own home.
Also, the hallway on the ground floor is planned too narrow in relation to the living room. You build a "representative" townhouse and then suddenly, when you enter, everything feels cramped and small.
I would also find the walk-in closet too large. Even if you want to store some children’s things there, having an extra storage room upstairs might be more practical. As it is, the walk-in closet doesn’t make much sense. Alternatively, you could use the walk-in closet as a bedroom and the bedroom as additional storage space for winter clothes, etc.
