Hello everyone!

I would like to hear your opinions on our long-prepared floor plan, so I’m starting a new thread just before submitting the building permit / planning permission with the current design of our single-family house.

These are the preliminary drafts for the building permit / planning permission, and this is my last chance to review everything and point out any issues.

Basically, everything fits our needs, but before finalizing the detailed planning, there is still some flexibility and the floor plan might be adjusted.

I would be very grateful for your suggestions, ideas, and criticism!

Because we already have a large living room and absolutely do not want a smaller one. In addition, a large table can also be placed there.

Don’t get me wrong, everyone should build their own house according to their needs. I just feel that this is happening at the expense of the kitchen.

Could you possibly draw the furniture to scale that is planned for the area? Maybe that would make things clearer and reveal any potential tight spots.

Have you already thought about furnishing the living room? At the moment, I don’t see any possibility to place anything at all. Where should the TV go? In front of the window to the terrace? And then squeeze a small cabinet into the upper left corner of the plan? I also think it’s cozy when there are a few pieces of furniture in the living room, with books, etc.

Do you really want two large dining areas?

One kitchen with ample workspace
One large dining area
One cozy, spacious living room
You have the space.

At the moment
Kitchen without workspace
Too small dining area
Relatively small living room

Hmm... once again, an example of lots of square meters but little practical use.
The entire room layout upstairs seems thoughtless.
I would always prefer to have morning sun in a bathroom, so that should somehow be on the east side.
Bedrooms, walk-in closets, and storage rooms can be dark, so those should be on the north side.
Downstairs, the hallway, the toilet, and the living room are too large, while the utility room and the open kitchen/living area are too small.
What is the purpose of the 'extension' in the kitchen anyway?
It can be removed, and instead, the dining table can be placed in the completely unused space in the living room.

@ALLuki83 ... already in post 14, opalau outlined how the actual entrance area can be made slightly larger, how more storage space can be created there effectively, and how the hallway area gives some space to the other rooms.
