ᐅ Urban villa floor plan 185 m² – Requesting feedback!

Hello everyone!

I would like to hear your opinions on our long-prepared floor plan, so I’m starting a new thread just before submitting the building permit / planning permission with the current design of our single-family house.

These are the preliminary drafts for the building permit / planning permission, and this is my last chance to review everything and point out any issues.

Basically, everything fits our needs, but before finalizing the detailed planning, there is still some flexibility and the floor plan might be adjusted.

I would be very grateful for your suggestions, ideas, and criticism!

The exterior views don’t really impress me either – but I’d rather have a necessary window that doesn’t necessarily improve the facade than dark corners inside the house. However, you might want to reconsider the windows anyway.

Just quickly, here’s one way the upper floor could be divided. Larger bedrooms for children with better orientation, a practical walk-in closet, and storage space between the children’s bedrooms and the master bedroom.

And for the ground floor, this is what I meant when shifting the walls for the study and guest WC.

Could you also show us a site plan of the property?
Is there a specific reason why the garage is placed on the west side? If there is flexibility, it is more common to position the garage on the east side to allow the living areas to benefit from evening sunlight during the summer.

Everything about the upper floor has already been discussed; I’ve summarized the ideas from other forum members into a quick sketch for you...
The bathroom still seems poorly planned, with wasted space in some areas (sink) and cramped conditions in others (toilet) ...

Opalaus' option for the upper floor is exactly what I had in mind.
If necessary, reduce the storage room slightly in favor of the bedroom – I'm not sure if you can fit a sufficiently large double bed in the bedroom like that.

In that case, I would definitely reconsider the window layout – windows in the dressing room and storage, as well as matching windows on the sides of the children's rooms.

I have initially disregarded the windows.

You can also take more space from the hallway and allocate it to the rooms.

Swap the kitchen with the living room. What is the purpose of this large and unused area? Size isn’t everything.
There is not enough space in the dining area for this.

The upper floor of @opalau is better. The children's rooms face the garden and probably south, and there is a storage room (which is missing here anyway).

Be sure to draw your furniture to scale.
