Hello everyone!

I would like to hear your opinions on our long-prepared floor plan, so I’m starting a new thread just before submitting the building permit / planning permission with the current design of our single-family house.

These are the preliminary drafts for the building permit / planning permission, and this is my last chance to review everything and point out any issues.

Basically, everything fits our needs, but before finalizing the detailed planning, there is still some flexibility and the floor plan might be adjusted.

I would be very grateful for your suggestions, ideas, and criticism!

Are these floor-to-ceiling windows?
The one next to the shower I would plan with a half-height wall or a window sill. Otherwise, you’ll always be standing in the nude.

The shower looks narrow to me.

Yes, many people have this problem with 2D plans.
There are minimum dimensions you need, for example the space between the edge of the table and the wall. That means having a bit more space is never a mistake. After that, you can draw and move things around.
Measure in your current home. The closet that is too small now needs to be larger. That can also be done in 2D,
although it won’t show how the room actually feels.

A bathroom with a bidet is not something we see every day here. Is the flower column in the corner meant to serve as a shelf for the shower gel, or is the bathroom designer focusing solely on stylish surfaces?

Of course, this is just a serving suggestion—the floor-to-ceiling windows can hardly be taken seriously.

The floor-to-ceiling windows are more than unnecessary in the bathroom. Even with standard windows, you will always need some sort of light covering since you have to pass by them when using the shower, and you also step out of the bathtub right in front of the window.

I would probably swap the sink and the bathtub, so there is natural light coming in from the side at the washbasin.

Also, why not show your furniture layout sketches? That way, people can give you more advice.

The shower is only 1.5 tiles wide; I estimate it to be exactly 90cm (35 inches). That would be too narrow for me.

Take exact requirements with you on Wednesday. Not just pantry space, but I also need room for a freezer measuring 100 x 60 cm (39 x 24 inches), a 10 m (33 ft) shelf, etc.

Go through your apartment with a tape measure, for example the bedroom. Take precise measurements of the bed, distance from the bed to any tight spots. Measure carefully—you will likely need more space. Mark these dimensions on your plan. Then you will know if it fits; one wall may need to be longer, which gives us some flexibility.

If you visit a friend who has a wardrobe you like, or if the small dining area at your mother-in-law’s annoys you tomorrow, ask if you can take measurements so you can assess your plan accurately.

Simply providing square meter (square feet) figures is not helpful.

In my bathroom and the other rooms on the upper floor, I also have floor-to-ceiling windows. Due to fall protection requirements, only the upper sections can be opened; the windows are divided in the middle, with the lower part fixed and glazed.

In the bathroom, the lower section is fitted with patterned glass, which looks very nice and is not transparent. Just as a note – in an earlier version of the bathroom layout, the toilet was located there. Now it’s the washbasin… but even so, you might not want to provide the neighbor with a peep show…
