I would like to hear your opinions on our long-prepared floor plan, so I’m starting a new thread just before submitting the building permit / planning permission with the current design of our single-family house.
These are the preliminary drafts for the building permit / planning permission, and this is my last chance to review everything and point out any issues.
Basically, everything fits our needs, but before finalizing the detailed planning, there is still some flexibility and the floor plan might be adjusted.
I would be very grateful for your suggestions, ideas, and criticism!

Even if you are buying new, there are standard dimensions to consider.
A table for 10 people doesn’t care whether it’s from Ikea, concrete, or wood.
It does make a difference whether you want delicate 2- and 3-seat sofas or a modern XXL sofa.
Don’t use paint; use a pencil instead.
Squares are enough. Your freezer might fit in the pantry; maybe the door can still open, but you definitely can’t place anything under the stairs.
Where will the guest bed be located?
Putting that aside,
swap the kitchen and living room. Then the fireplace becomes a room divider and is visible from both the sofa and dining area. That would be a shame. Why give up your beautiful picture?
The sofa is placed directly in front of the floor-to-ceiling window. Is that what you want?
Where will the electric piano go?

It looks great in my head) but then the utility room would have to move to the right side, and we wouldn’t have any space left for the guest room. I’ll try sketching it today. And the staircase position is also wrong. So it will need a complete redesign.

On the ground floor, the building services, kitchen, and WC do not need to be located together. In our case, they are also spread out. No one has ever said they must be grouped. It becomes more challenging upstairs with drainage if, for example, your bathroom is above the living room. Usually, wet rooms upstairs are positioned above the wet rooms downstairs.

Regarding the kitchen, I strongly recommend starting to think about it in detail early on (what is absolutely necessary, how much kitchen space you need, whether it should be an L-shape or a large social island, etc.). Once the house is built, it will be too late, so it’s better to do this now. For example, an island requires a certain depth—60 cm (24 inches) is not enough, as things will fall off the back. Always plan for at least 90 cm (35 inches) depth. Common depths are 90, 100, 110, or 120 cm (35, 39, 43, or 47 inches), depending on whether you plan to have only shelves, shallow drawers, or even 60 cm (24 inches) deep cabinets on the back side of the island. Especially if you want seating there, you will need more depth.
