I would like to hear your opinions on our long-prepared floor plan, so I’m starting a new thread just before submitting the building permit / planning permission with the current design of our single-family house.
These are the preliminary drafts for the building permit / planning permission, and this is my last chance to review everything and point out any issues.
Basically, everything fits our needs, but before finalizing the detailed planning, there is still some flexibility and the floor plan might be adjusted.
I would be very grateful for your suggestions, ideas, and criticism!

The floor plan has to be tailored to you.
If you want that stylish fireplace, don't argue about it.
If you want a spacious entrance, but you got a cramped entryway and an oversized hallway.
Keep in mind that pantries in new houses don’t stay cool. Our drinks are now stored in the garage.
Try sketching your kitchen/dining/fireplace area exactly to scale, as you would buy the furniture, including an island and all the details.
Then swap the kitchen and living room and draw it again with just one dining spot.
You enter the house through a modest-sized cloakroom, face a wall, and hardly notice the large hallway (what exactly is it for?).
Square meters aren’t everything. The effect, where the eye is drawn, and the practicality of furnishing are more important.

Well, the pantry could stay there, but the door would need to be placed directly opposite.
And the pipes?

Swapping the kitchen and living room works better than in the current layout.
Print out the plan and move the furniture around with a pencil.

As I just read in your hidden replies, the bathroom will be selected this week. In that respect, I can understand that you perceive my criticism as poison.
I’m going to leave now, because floor plan topics are not my strong suit at all, as you can see.

It’s not necessary. It’s expensive. It takes up space. It creates mess. It requires work. It limits planning options. The same applies to cars, air travel, children, pets...
