Hello everyone!

I would like to hear your opinions on our long-prepared floor plan, so I’m starting a new thread just before submitting the building permit / planning permission with the current design of our single-family house.

These are the preliminary drafts for the building permit / planning permission, and this is my last chance to review everything and point out any issues.

Basically, everything fits our needs, but before finalizing the detailed planning, there is still some flexibility and the floor plan might be adjusted.

I would be very grateful for your suggestions, ideas, and criticism!

If you don’t understand or accept the direct criticism, then just build your house as planned. Some people feel the need to defend everything before they even grasp the point of the feedback. That includes you, and so be it. This design is not just a few minor adjustments away from being right—there is still something wrong, even on page seven!
But I guess that won’t be understood from your side?
I assume that a standard floor plan was altered so much that it has so many flaws it simply doesn’t work anymore. This has already been pointed out on previous pages.
This failure to understand gives me the impression that these posts are actually “over.”

Thank you for your helpful contributions, but I would also like to share my opinion on your suggestions, and given your aggressive tone, I would prefer to politely decline well-intended advice.
I do appreciate a lot of advice and hopefully we will end up with a good result.
By the way, we have received the 3D visualization from the planner. Even though we lack imagination in that area, we had the chance to put ourselves into the 3D model.
So, THANK YOU, but feel free to keep complaining in other threads—or not...

That is exactly the mistake!
The stove planner (I’m reading this correctly, that the chimney installer made this for you, right?) gave you a wrong 3D plan, and now you imagine that it looks like that. But it doesn’t, especially if you don’t reduce the kitchen to something that at most fits a cramped two-room apartment. Do you really want that? To build a new house for your family but have a kitchen that already struggles with everyday meal preparation? I don’t even want to mention baking cookies or having guests...

Throw this little picture from the stove builder in the trash. Trying to “get into it” won’t help you because you’re forming the wrong ideas. He wants to sell his stove, and it’s supposed to look attractive at first. That he leaves you with almost no space for a kitchen is completely irrelevant to him. He staged his stove nicely—nothing more.

And everyone’s patience runs out eventually when, after already 10 pages of (good!) advice, nothing seems to get through.

I’m just wondering, why is everyone against a children’s room facing north? Our older son (almost 14) wanted his room to face the street (probably so he could see if parents or friends were at the door). Sunlight didn’t matter to him, which is why he wanted big windows—to at least get enough light in.
I like lots of sunlight in the bedroom, especially in the morning when the sun rises, so that’s why the parents’ bedroom is oriented southeast.
When sitting on the toilet, I don’t really need the morning sun.

No, the architect/planner provided us with an app (Jonny) where we can walk through the entire house.
The chimney installer used his own visualization software just to give a rough idea of how the stove might look.


But it won’t work if, for example, you don’t reduce the kitchen size so that it’s no larger than a kitchen in a cramped two-room apartment, at most.

I think that a kitchen of just over 20 m² (215 sq ft) is quite large… especially since my current kitchen is only 7 m² (75 sq ft) with a countertop depth of 60 cm (24 inches).
Also, I’ve been thinking about adding an island in the kitchen and placing the large dining table in the living area.



Do you really want that? To build a new house for your family but have a kitchen that will already be pushed to its limits during everyday cooking? I won’t even mention baking cookies or having guests...

It just seems that way, but not everything suggested is accepted (and doesn’t have to be), and we are still grateful for the input.

Why does such information only appear on page 10?

If the son prefers it that way, that’s perfectly fine – but nobody here can know that. The usual layout is children’s rooms on the sunny side and the bedroom in the cooler corner.

What kind of great job do you have that lets you watch the sunrise from your bed? I don’t have time or the mood for that in the morning; I just somehow tumble out of bed and head to the bathroom.

The kitchen is not 20sqm (215 sq ft) on its own, but that includes the dining and cooking area combined. And if the table is placed where it is shown in the plan and also in the 3D model, then there is no space left for the long kitchen countertop. Capisco?
