Hello everyone,
We are planning to build a new townhouse in the Homburg/Saar district.
We have been working with an independent architect for about six weeks and are slowly approaching the final stages of the planning, as the design meets our expectations except for the kitchen.
There is no zoning plan, so we need to align with the neighborhood.
All nearby houses have two full floors plus an attic.
The municipality was open to exceptions because behind our property there is a flat-roof bungalow, which is quite unusual for the area.

You need sunlight and brightness for your well-being. Life is too short to constantly fight depression in dark rooms.

WilhelmRo9 Mar 2019 07:34For 400,000 euros, you get 130 sq m (1,400 sq ft) with a garage, or 150 sq m (1,615 sq ft) without one. Especially on a sloped site.
I always wonder why a floor plan is judged when, first and foremost, it’s simply unaffordable.
I don’t ask whether my Porsche should have leather upholstery and chrome fittings and then say I can only spend a maximum of 20,000 euros.

From the front door to the patio door, there is a height difference of between 1.2 and 1.5 m (4 and 5 feet) to manage. Inside the house, this is still possible with a split-level design. After deducting the slopes needed for terrain modifications to create terraces, it feels like there will be no usable space left around the building. Conclusion: it seems to me that the planning "works" only without spatial imagination and by looking at the numbers without thinking. But these are not random doodles, no phone numbers or bingo numbers, they are serious elevation measurements. And those seem to be saying they don’t want to cooperate.
