Hello. After a long planning phase with our architect, we have completed the floor plan and elevations. Maybe you will notice something that could still be optimized.
We look forward to your ideas!

Basically, there is no space for a coat closet, as a wardrobe won’t fit there. However, the bathroom is very spacious, perhaps too large in proportion. The same applies to the utility room. Having two separate storage rooms provides better organization and partition walls.
There are too many different window elements for my taste. If the bedroom is facing south, then you lose light there.

What I personally wouldn’t like:
- Washing machine in the bathroom. No peaceful moment... where will the dirty laundry be sorted?
- The constant path through the lounge area. I would swap the kitchen/dining area with the living room. Is there a particular orientation or plot for this layout?

The kitchen doesn’t work as drawn. But the room itself doesn’t need to be changed; a kitchen planner can sort that out. I would place it somewhere else anyway...

Why is the design as it is now?
Which wishes were implemented by the architect? Children’s rooms should not face south due to heat. The terrace should face south. Evening sun on the terrace was also important.
What do you consider particularly good or bad about it? We really like the large open living room and the fireplace. We are unsure whether there is enough storage space (the utility room also contains technical equipment, the garage can fully serve as storage). We are also uncertain about storage space in the living room because a fireplace will be installed at the upper right corner, and safety distances to flammable materials must be maintained, meaning no cabinets can be placed nearby.

What are the most important questions: Are there possibilities for optimization from your point of view?

The kitchen layout doesn’t work as shown. But the room itself doesn’t need to be changed; that can be arranged by a kitchen planner. I would place it elsewhere anyway...

The bathroom on the ground floor has become so large because it will have an open walk-in shower with floor-level drainage, which means there will be some water splashing. We also want to place a dresser in there.

The note about the cloakroom was very helpful. We don’t want a wardrobe but rather a continuous bench seat in the niche with hooks on the walls for everyday jackets. For this, we need more depth in the niche (around 45cm (18 inches)). So thanks for that suggestion. Other jackets can go in the utility room, which is why it’s somewhat larger. A large deep freezer will also go there, as we didn’t want it in the kitchen to avoid noise disturbance in the evening.

The utility room is fairly large because we believe that we can arrange shelves there with optimal lengths and depths without losing space due to an additional wall.

Why do you think the kitchen doesn’t fit? It was already planned by the kitchen designer. Along the right wall there will be a fully integrated dishwasher and a built-in refrigerator in tall cabinets. We want a large countertop with a view of the playing children or to bake cookies together.

We accept the bedroom facing south. Basically, we like it warm, and we currently keep the windows closed throughout the year at night. We figured it’s better for us than for the children.

We would rather not swap the kitchen and living area. In the current floor plan, the kitchen is planned on the west side because a 30km/h (19mph) zone leads there, and we preferred the living area not to face the street directly.

Regarding the many different window elements, I understand. We thought a lot about it but didn’t find a better solution ourselves. If you have a better idea, please share it. We’re a bit clueless here. On the upper floor’s west and south sides, windows with standard sill heights were important because of street privacy (west side). The west window in the dining area should have a low sill height because flowers are to be placed there. The window (east) in the living area will have a built-in window seat and is therefore a bit lower in sill height.

Then plan a small utility room on the upper floor. Where do you collect the dirty laundry? Where do you wash hand-wash items? Where do you hang the laundry to dry?
