ᐅ Roof suddenly too small for mechanical ventilation system!

Hi everyone,
we are building a small solid house with a general contractor. Originally, the plan was to have a gas boiler with a controlled ventilation system.
Now that we finally have an installer assigned, he told us there is no space for controlled ventilation!
This is quite short notice since the excavator is already on site, and digging for the foundation will probably start on Monday.

The general contractor has presented us with the following options:

Option 1:
- Gas condensing boiler with solar thermal system
(Photovoltaic system does not make sense here!)

Requirements:
o Flue pipe (either on the exterior wall or in the cloakroom niche)
o Buffer tank
o Expansion vessel
o Condensing boiler
o Piping for solar system up to the roof

Requires a lot of space

Option 2:
- Gas condensing boiler with ventilation (just sufficient for energy saving regulation calculations)
(Photovoltaic system does not make sense here!)

Requirements:
o Flue pipe (either on the exterior wall or in the cloakroom niche)
o Buffer tank
o Expansion vessel
o Condensing boiler
o Ventilation system (ceiling-mounted)

Basically no space available

Option 3:
- Air-to-water heat pump with ventilation
(Photovoltaic system can be added later – empty conduit to the roof)

Requirements:

o Buffer tank
o Expansion vessel
o Outdoor unit for air-to-water heat pump
o Ventilation system (ceiling-mounted)
o 10cm (4 inches) build-up in the sloped roof area needed for ventilation ducts

Option 4:
- Air-to-water heat pump without ventilation
(Energy saving regulation compliance is technically not a problem, but mechanical ventilation should possibly be ensured by e.g. window frame ventilation)
(Photovoltaic system can be added later – empty conduit to the roof)

Requirements:

o Buffer tank
o Expansion vessel
o Outdoor unit for air-to-water heat pump

Unfortunately, the additional costs for these options have not been communicated to us.
We are currently leaning towards option 4, but we are quite uncertain about these window frame ventilation solutions...

Without having read the rest in detail… what exactly is that? Are you planning to make a decision without knowing the costs???

…yeah… commissioning construction work without a quote… living on the edge!

Option 2! This is what you wanted – so what does "actually" no space mean now?

If the general contractor plans the air-to-water heat pump like the ventilation system, then I would stick with gas. Using solar thermal instead of ventilation as an alternative is quite a joke, isn’t it? Otherwise, why was ventilation planned from the start?

Also, I would make it clear to them early on that this approach won’t work, otherwise the compromises will just keep going on.

Also, I would make sure to let them know early on that this won’t work, or else it will keep going like this with lazy compromises.

"Actually no space" means that there is no more room left in the utility room for a washer/dryer...
Ventilation was an option in the contract, which we wanted. The standard offer includes an air-to-water heat pump, but we decided on gas with controlled mechanical ventilation instead (-4k gas, +11k controlled mechanical ventilation).

We don’t know exactly yet, but it would be the 4k more, as stated in the standard offer.
What could we have done better? Because we thought that once you sign the contract, everything would go as specified!

Regarding your question about window rebate ventilation, here is our setup: gas boiler, solar system, window rebate ventilation, and an exhaust fan by Helios in the bathroom. It works great.
Gas: warm house, no adjustments needed.
Solar: from now on, hot water is provided solely by solar until the end of October 2019.
Ventilation: works well. No mold or issues, good air quality.
Exhaust fan, because it draws air out of the house. Fresh air constantly flows in through the rebates.
Simple but effective. K.

Ah, very good, that already sounds not bad!
Window rebates are present in every window/door, and there is also an exhaust vent in the bathroom. Nowhere else?
