Hello everyone,
we are planning to build a >townhouse with Team Massivhaus and would like to install many recessed ceiling lights on the ground floor. Our developer is charging 180 euros per light, which I find very expensive. Do you have any ideas on how to do this yourself or outsource it differently? Best regards and thanks in advance

Hi there,
I just wanted to quickly share the information I received from my builder regarding the spots and the costs.
65€ including materials and installation.
They will install the "Kaiser 1281-30 recessed housing HaloX with 100mm (4 inches) tunnel."
For the speakers, the "Kaiser 1282-00 recessed housing HaloX 180mm (7 inches)."

For the speakers, "Kaiser 1282-00 recessed housing HaloX 180mm (7 inch)." The price is very reasonable. You can’t really complain. You can go ahead with it without any issues.

The spotlights should be dimmable at the edges, so I’m wondering whether to lower the ceiling(?) What do you mean by that?

€65 including material and installation. With those prices, I really don’t understand why anyone would build with a developer...
Is the spotlight itself included in that price? Then it would be somewhat reasonable.

Our builder charges 180 euros per recessed light, which I find very expensive. For quality lighting, I think the price is reasonable—especially since it includes drilling, the housing, wiring, the fixture, and the bulb. Ask which type of recessed lights they use. Are the bulbs replaceable, and is the manufacturer known for supplying replacements over a long period?

Do you have any idea how to do this yourself or outsource it differently? Doing it yourself is just as tedious and messy as mentioned above. Besides, you also need to get the wiring in place—depending on the ceiling type, this might not be an enjoyable task. An electrician is unlikely to do it for less cost.
There are very attractive light fixtures available on affordable 3-phase tracks (such as Global Trac or similar). These allow you to switch and dim different zones flexibly, solving the wiring challenge. However, these are not recessed lights.
There are also very appealing simple surface-mounted fixtures with a spotlight effect. In this case, wiring remains the main challenge.
You can also install LED strips along the edge of the room behind a trim, which does not reduce ceiling height.
In older buildings, especially in Italy, you can see beautiful exposed wiring fixed on porcelain holders. We have used this solution in some areas at our place. Check out images from Gi Gambarelli or the company Raum Projekt for inspiration.
Of course, you can mix these solutions depending on the room. In the end, it’s not just about budget but also about personal taste.
We have seen costs here of around 100€ per fixture. Some concrete suppliers charge quite a lot for this. This is partly understandable, as precise positioning is required and waste is also significant.
Anyone who really wants to work a lot with spotlights should consider building cast-in-place concrete ceilings or planning with a suspended ceiling.
