Hello
Since my current plan so far is for a house with a hip roof or pyramid roof, I need additional space besides my living area for storage, hobby room, office, and utility room. However, as I can’t reconcile this with my ideas in a two-story house, I initially tended to consider building a basement. The existing quotes, though, do not quite fit my budget with a basement. After further consideration, I came up with the idea of whether it would be possible to convert and make the roof space usable.

The development plan specifies the following rules:
Max. wall height from top edge of slab: 6.0 m (20 feet)
Max. ridge height: 8.5 m (28 feet)
Roof pitch: with wall height between 4.5 m (15 feet) and 6.0 m (20 feet), 15–25 degrees

Would it be possible and practical according to these requirements to convert the roof into usable space? The utility room could possibly be located in the roof as well.

Thank you

For two stories with a reasonable ceiling height, you will practically need to use the full 6m (20 feet). The remaining 2.50m (8 feet) (minus the thickness of the roof) would then only be available under the ridge. You might be able to store a few boxes there if necessary, but the space won’t be truly usable.

In a similar setup, we have a wall plate height of 6.00m (20 feet) and a roof ridge at 9.05m (30 feet) (25° roof pitch).

You can install technical equipment in the roof, but that means it cannot be a cold roof.

And now it’s not – why?

Hip / pyramid roof means: no gables, only sloping sides. So it’s rather unlikely to gain usable space.

That doesn’t exactly suggest a lot of attic space. A hobby room is out of the question, more like an attic for Christmas decorations, winter coats, holiday postcards...

A storage room with standing height and a living upper floor seem mutually exclusive, not possible simultaneously. A basement at least has the advantage of not reducing above-ground height.
