Dear forum members, how do I exactly calculate the floor area ratio (FAR) in square meters for my plot of land? Specifically, I’m also interested in the 50% exceedance allowance for paths, driveways, etc.
My plot is 500sqm (5380 sq ft) and the FAR is 0.3. So, that means 150sqm (1615 sq ft).
Now, my house has a footprint of 80sqm (861 sq ft), and the terrace is planned to be 40sqm (431 sq ft), which totals 120sqm (1292 sq ft).
120 < 150, so it’s okay.
Now, the actual question: the 50% exceedance applies to the total FAR, right? So 150 x 1.5 = 225sqm (2422 sq ft).
225 minus 120 (house and terrace) leaves exactly 105sqm (1130 sq ft) for driveway and paths?
Or is that incorrect?

Our planned paved area is very close to the limit...We’re in the same situation, or rather, very close to the limit. You don’t have to report anything, but there is a chance you might receive a letter. ^^
