We are building a house with a reputable construction company. We personally know 10 clients who have been very satisfied with them.
However, there is one issue that is really bothering me right now.
The house price includes a budget of €17,000 (about $18,000) for tiles (145sqm (1560 sq ft)). The material cost is €20 (about $22), with the entire bathroom fully tiled.
The tile we like costs €45 (about $48) online. At a local supplier, it’s €75 (about $80), but they would sell it to me for €52 (about $55).
The tile supplier used by the builder, also for the sample selection, charges €95 (about $102) for the tile. No discount is possible since our builder is a partner of theirs.
This gives me the impression that there is a double markup here. I pay €95, while the company probably buys it for around €50 (about $54). In the end, this results in additional costs of several thousand euros.
Am I really required to buy the tiles from the supplier specified by the builder?

That alone is reason enough for me to allow this company to earn their necessary operating profit, so they can continue to employ their skilled workers in the future. Ten personally known satisfied customers likely correspond to around thirty happy clients you only know casually, for example from chatting at the deli counter. Don’t be bothered that the company lists its profit margin under the invoice item for tiling costs; this doesn’t change the facts. Consider the apparent profit margin on tiles as an additional charge for the entire house, paying to build with a company that has so many satisfied customers that the overlap with your own circle of acquaintances is in double digits. Complaining about missing the bonus number when you’ve already guessed six correctly is already grumbling at a rather unreasonable level ;-)

Included are tiles with a material value up to €20 per sqm, maximum size 60x60 cm (24x24 inches), and tile baseboards (except in the bathrooms).
The €95 was the net price at the supplier.

Live and let live. Yes, the company is top quality and affordable, just as you would expect. This is confirmed by everyone we know and even those we don’t.
The tiles can certainly cost more, but within reasonable limits. They’re definitely not €95 (about $102).
Wall-to-ceiling height is specified in the scope of work. Whether we will actually do it that way is another matter.
Here, functionality (wet room = moisture) meets aesthetics.
I don’t know when the tiles will be installed or in general… Everything should be ready for occupancy by 02/18/22, provided there are no more supply chain issues.
