We are building a house with a reputable construction company. We personally know 10 clients who have been very satisfied with them.
However, there is one issue that is really bothering me right now.
The house price includes a budget of €17,000 (about $18,000) for tiles (145sqm (1560 sq ft)). The material cost is €20 (about $22), with the entire bathroom fully tiled.
The tile we like costs €45 (about $48) online. At a local supplier, it’s €75 (about $80), but they would sell it to me for €52 (about $55).
The tile supplier used by the builder, also for the sample selection, charges €95 (about $102) for the tile. No discount is possible since our builder is a partner of theirs.
This gives me the impression that there is a double markup here. I pay €95, while the company probably buys it for around €50 (about $54). In the end, this results in additional costs of several thousand euros.
Am I really required to buy the tiles from the supplier specified by the builder?

Delivery would include unloading by crane.Then you already have the issue of the "curb edge." And storage? Where? It might not seem cost-effective now, but there are additional expenses not included here that you should fairly add for comparison. There was someone here who had storage problems and didn’t know where to put the huge stacks of tiles.

That seems to be the case, but you don’t do this if you are satisfied with the standard. You do it when you want to upgrade. And then it’s essentially an extra cost versus an external offer for the higher status minus a credit.
And for me, it was always cheaper except for the preparatory earthworks.

€20 per sqm would mean 850 sqm of tiles. 🙄
€17,000 is probably for all floor coverings including materials and installation?!
The local contractor already quotes you 30% “without batting an eye.” Still, they won’t earn only €3 per sqm.
Everyone involved in the process wants to make a profit.
As already mentioned here, either exclude the entire trade or accept the cost.
Considering the current market situation, I would lean towards accepting it.

As already mentioned here, either remove the entire trade from the scope or accept the unpleasant reality.
Considering the current workload, I would lean toward accepting it. The €17,000 certainly includes labor as well.
I’m having trouble organizing and putting the information together. How many square meters (sqm) of wall or floor tiles are we talking about? What size are the “standard tiles” for 20 EUR?
And is the 95 EUR surcharge just the additional cost for the tiles, or does it possibly already include the extra charge for installing a different tile size, etc.?
