ᐅ Buying a Kitchen More Than a Year Before Completion?

My wife got in touch with our future neighbor. They have already ordered and paid a deposit for their kitchen (completion of our semi-detached house is July 2017). Now my wife wants us to buy the kitchen as well. I think it’s a bit too early.

Of course, you should know the kitchen layout before submitting the electrical plan, but there are still several months until then. If I am supposed to submit the electrical plan after the shell construction, that would be around the beginning of 2017.

She said that kitchen deals are currently very good. When I occasionally browse through the weekly newspaper ads, I always see offers from one of the many kitchen studios and furniture stores.

I can also imagine that nowadays you can buy a kitchen for €10,000 (about $11,000) and have it installed only after more than 12 months. What are your experiences with this?

Deposit? Since the kitchen is not ordered or produced until well before the long lead time, a deposit should not be necessary. We also only paid a deposit two or three months before the delivery date.

Alright, we also only made the down payment once the kitchen was approved, not at signing.

I will place my order with the carpenter next week, and it will be delivered in early May.

Hello,
we signed about 6 months before completion, but I can still change a lot of things. I wouldn’t sign so early... what advantage is there in that?
The latest kitchen appliances are not planned then, but discontinued models.
In my case, the induction cooktop will still be changed to the latest model, which was not available at the time of signing the contract.

A guarantee for the amount paid as a deposit to the kitchen studio or furniture store. Of course that exists; I know of several cases within my circle.

In our case, the kitchen was included in the house price. It wasn’t anything special in theory, but it was okay. At the kitchen studio, you simply received a credit for the amount the builder had budgeted for it and were free to choose whatever you wanted (around 4000). For that money, we got the cooktop and the refrigerator (well, almost).

The kitchen plan was then sent directly from the kitchen studio to the builder; we didn’t have to deal with it. It worked smoothly.

Making down payments more than a year in advance is nonsense. It’s better to pay a deposit when the project actually starts, so the company doesn’t produce the equipment for nothing.

By the way, when installing kitchen cabinets between two fixed walls, a filler strip is always used to ensure a proper fit. The rough wall measurement for 60 cm (24 inches) cabinets shouldn’t be exactly 300 cm (118 inches) but rather around 305 cm (120 inches) or similar — this is mainly due to plaster and general tolerances. It’s very problematic if the finished measurement ends up being 299 cm (118 inches) because of these tolerances. You can adjust by sanding individual cabinet units, but it’s not ideal.
