ᐅ Purchase Bathroom Fixtures Yourself and Include Them in Your Home Loan Financing

Hello everyone,

we are about to start building our new house. One of the first steps was visiting a bathroom showroom, after which we received a quote for €11,000 over the original offer from the plumbing company. The fact is, the initial quote for both bathrooms was only €2,500, which is obviously completely unrealistic. On top of that, we chose very expensive sanitary fixtures and furniture. We confronted the plumbing company a bit because it’s really unfair to submit such low quotes and put the homeowners in a difficult position—especially since we didn’t have a detailed breakdown of the first offer and simply didn’t know better.

In the end, we agreed with the plumbing company that we will purchase all the faucets, bathroom furniture, etc., ourselves, and they will install everything for an hourly rate, or we might even do it ourselves in the end. This results in a total saving of about €3,000 to €4,000, which is quite significant.

My question now is: since I have to submit all invoices to our financing bank, can I include an invoice from, for example, Reuter.de? I think it should be possible, but I haven’t been able to find clear information online. This would be for faucets, sanitary fixtures, bathroom furniture, etc.

Thanks for your help.

The plumber also offered me a washbasin with a vanity cabinet and a mirrored cabinet, but I found that unattractive. I didn’t want a mirrored cabinet at all, and the washbasin with a width of 60cm (24 inches) was too narrow for me. I’m sure I could have found something in his catalog, but the prices listed on those items were simply too high for me...

In the end, I found a nice, minimalist washbasin (with vanity cabinet) online. I installed it myself, while the plumber reluctantly handled the wall mounting, connection, and sealing for an hourly fee. Unfortunately, his angle valves didn’t quite match up with the drawers. And of course, he didn’t feel responsible for that at all. He basically left it so that the top drawer doesn’t close completely (it misses about 5mm (0.2 inches)). It’s not a big deal, everything works, but it’s obviously not ideal for a new house.

We also had huge problems finding someone to install and connect the equipment for us.
I started a long thread about this a while ago.
We really didn’t want to do it ourselves either. Mounting washbasins on the wall isn’t like screwing in a shelf, in my opinion.
We have an almost 5cm (2 inch) thick, solid oak countertop with a ceramic sink on top, and the cabinet itself is heavy as well. The fittings and screws need to be appropriate for the wall, and the holes must be drilled properly. After all, you don’t want the whole thing to fall on your foot after just six months.

In the end, we found someone, but the search was tough.

We were quite lucky that our plumber charged us not the list price but essentially the online price.

Our installer even encouraged us to buy the materials ourselves online because we could get them cheaper that way.

So, we sat down, selected everything, and then worked with our plumber to add the necessary components that we hadn’t thought of. It went completely smoothly. Probably because our general contractor doesn’t make any profit on such materials—they usually just pass them on. He is very transparent about that. In that sense, we took over the ordering work from the plumber.

It worked out great.

In that context, I can only recommend Megabad—they also have a very good hotline where you receive excellent advice.

In the guest bathroom, we also have a Godmorgon hand basin. Our plumber liked it so much (he apparently hadn’t seen it before) that he said: I have to show this to my wife!

How much I would wish for such a general contractor / main contractor!

I once saw on Reuters that after selecting the sanitary fixtures on their site, you can also order the installation directly. In our case, this was a local plumber with good Google reviews. However, I do not know the price for the installation.
