Hello.
I am new here. My husband and I are planning to build a prefabricated house. We now have a plot of land, but unfortunately, it is located on a slope. The height difference is about 6m (20 feet) over 40m (130 feet), with a steep incline at the beginning that soon levels out. It is situated in an older residential area on a dead-end street. The road is very narrow; two cars cannot pass side by side.

Now to my question:
Should we buy this building site? Approximately how high are the additional costs to expect? We also want to have a waterproof basement. Are there extra costs for cranes or trucks because the construction site is difficult to access?

I hope I haven’t rambled too much and thank you in advance for your help.

No one here will be able to give you definitive answers without knowing the local conditions.

Have you already chosen a prefabricated house manufacturer? If so, I would contact them – perhaps they can visit the plot together with you and then answer your questions about the costs…

Our prefabricated house manufacturer was able to provide a very detailed cost estimate.

It depends on where you want or have to place the house structure on the plot. Does the ground need to be excavated or filled, or perhaps both? What are the soil conditions? A geotechnical report will show whether simple gravel is sufficient or if another material is needed for the foundation. Overall, extra foundation costs on a sloped site can easily reach 10,000 EUR or 20,000 EUR and more.

That can happen since you are responsible for the accessibility of the plot. However, it is also possible that materials are transferred from a large crane to a smaller one on site. It is also within the realm of possibility that you will have to apply for a temporary closure of the dead-end road while materials—especially precast concrete slabs—are delivered.

There are many "maybes" in my answer, which is meant to show you that a reliable answer cannot be given at this stage. I do not know what you mean by a modular or prefabricated house; however, that is not relevant right now. Take a cadastral map and photos to a trusted supplier or builder and explain the situation on site. Then you will find out how they—as long as they are reputable—assess the conditions and which approximate additional costs you should expect.

The basement is specified in the development plan due to groundwater and soil water levels. What is the typical cost impact of adding a basement? We plan to build with Massa Haus or Allkauf Haus, and as far as I know, the basement is provided by Glatthar. The floor area is expected to be about 10 x 12m (33 x 39 feet).
