Hello!
I’m currently spending a lot of time online again and am still looking for a suitable bungalow with a granny flat. This should be about 45 m² (480 ft²). The total living area should be approximately 155 m² (1,670 ft²).
Does anyone here know of a similar floor plan or a prefab house provider that offers something like this? So far, I haven’t been able to find anything... or only for astronomical prices.
Does anyone have any information? That would be really great!
Thank you!

I still don’t understand. You want a floor plan that is both good and functional. You trust that prefab home providers have fully planned and calculated their online drawings, which usually have little to do with the final real building?
As far as I know, you can also hire an architect just to create the floor plan together with the client. It doesn’t cost a fortune. They are bound by a fee schedule and cannot charge whatever they want.
So my advice is to get professional help. Find floor plans that roughly match your ideas, and then let a professional take over. If you overlook something as a layperson, you alone are responsible. If the architect makes a significant mistake, they are liable, as far as I know.

I don’t need a general contractor, as I will be building the structure myself as a mason.Doesn’t the building permit / planning permission application need to be signed by an architect?
So you will need an architect after all. And I can’t imagine there are many (reputable) architects who would simply sign off on plans made by an amateur (= non-architect)...
Best regards,

Hello,
Exactly, a bit of living room from here, a bit of kitchen from there. Bedroom from somewhere else.........
Then copy it all together and off to the building permit / planning permission office 😉
Regards
