ᐅ Bungalow heavily shaded—still build?

We are considering building a bungalow for three people on an unused plot of land. We already own the land, and there is no urgent need to build the house now; we want to do it simply because we would like to.

The issue with the plot is a very large neighboring house located to the south to southwest. It casts shadows over the potential building area around midday. Direct sunlight only reaches the terrace starting at about 4:30 pm. In winter, the kitchen windows do not receive any direct sunlight, only some evening sun in summer. The living room windows are probably directly illuminated in summer between 4:30 and 5:00 pm. Due to the height of the neighboring house, even a skylight on the roof would not get direct sunlight.

A positive aspect is that the house would not heat up as much in summer. However, I am concerned about the constant shade affecting our comfort. I prefer a bright home with large windows.

What experiences have you had living in shaded conditions?

If it is obvious, I wouldn’t do it.

Shadow = darkness = makes me depressed

The initial situation may seem "challenging" at first. On the other hand, such difficult conditions can provide opportunities for very unconventional solutions. To develop a potential building concept under these circumstances, significantly more information and documentation are required. However, the fundamental question remains: why do you want to build if there is no immediate necessity? A construction project usually does not finance itself from petty cash or savings but is meant to serve tangible economic benefits.

If you have concerns about the comfort factor from the start, I would also advise against it.
It’s better to wait, sell the old plot, and look for a new or better one.

Building isn’t necessarily about having something made of stone, but about creating your own little oasis of comfort. Sooner or later, there will be enough restrictions to live with anyway.

How large is the plot? Is there an option for a "second terrace"?
Could you please share a plan of the plot along with the neighboring properties?
Too much shade would also be a dealbreaker for me – however, I would also avoid a plot facing purely south/southwest (for the terrace) since I don’t like too much sun either 😉
