Hello
We are new to the forum and hope to find a lot of information and some answers.

The plan is for an L-shaped bungalow with 120 m2 (1,292 sq ft), a living room separate from the kitchen (which should be at least 16 m2 (172 sq ft)), a guest room, and an attic conversion where two children’s bedrooms and a bathroom with a shower will fit.

Does anyone here happen to have a great floor plan? Do you have any suggestions on what we should pay attention to?

Best regards

to evolith. The plan will be: the elderly live downstairs, and when the children visit, they can sleep upstairs. Otherwise, the space upstairs will serve as an attic, ironing room, sulking corner after marital disputes, and space for Olga from Minsk if a 24-hour caregiver is needed.

However, she said that he wants to put the children's rooms in the attic. So, 2 rooms that would definitely be upstairs and not just a backup option. This means I have to have the attic fully developed (water, network, electricity, satellite, etc.) and insulated. For a bungalow, which is already not cheap, this means additional costs that aren’t necessarily required and can seriously impact the budget (for us, a convertible attic alone would have added about 15,000 euros (about $16,000)).

At that point, it might be better to plan a single-family house where the parents have their residence downstairs and the children, along with guest rooms, office, and storage, are located upstairs.

In a bungalow, essentially EVERYTHING is on the ground floor, and the attic is just for storage. I can accept the sulking corner upstairs. But everything else belongs downstairs; otherwise, it’s not really a bungalow.

This isn’t about semantics, but about real cost considerations. A bungalow requires a larger foundation slab, more masonry on the ground floor, and a larger roof. There are also higher wastewater fees (due to the larger roof area) or the need for a bigger infiltration system. These expenses really add up, especially if you plan to turn it into a large single-family house within two years.

I’m not sure if only bungalows like this are built in Potsdam ))

Only there. The original model is located in a large park and is called Sanssouci.

although the construction planned here will not be "without concerns."

1. because no construction project runs completely smoothly
2. because it is not even decided yet what will be built and what is actually needed: bungalow vs. single-family house, how many sqm (square meters)?
