Hello,

we need help with the following floor plan. Are there any improvements or suggestions?

Building Plan / Restrictions
Plot size: 1300m² (0.32 acres)
Slope: no
Number of parking spaces: 2
Parallel to the street (approx. 6m / 20 feet)
No other restrictions

Clients’ Requirements
Bungalow with hipped roof (22°)
No basement, one floor
Number of occupants: 4 (two children aged 5 and 7)
Office: family use
Open architecture
Modern construction style
Open kitchen with island
Garage

House design
Planning by: ourselves

What do we particularly like?
Small hallway (separates private area)
Terrace with no visibility from neighbors

Notes: sliding door between dining and living area
          sliding door between hallway and kitchen
          Windows not decided yet

Preferred heating system: hot water heat pump

Read through this.
We don’t know what your preferences are (apart from an open floor plan) or how the plot is situated. We also don’t know the local development plan or the floor area ratio. The budget also plays a role in deciding whether to go for a rectangular building or a U-shaped design.
There are architectural designs for bungalows that have features combining openness with zoning, allow natural light through open gables on challenging plots, or combine different roof types. Naturally, these can’t be compared with standard basic L-shaped bungalows.
However, if you are going into the more expensive category of bungalow planning, and have southern access, the house should be well thought-out.
This also requires solid fundamental knowledge about design principles to get the best results.

Are you sure you have this knowledge and can take this preliminary work off your building planner?

What part of the garage is already in place? Just the garage section, or also the area you want to use as a utility room? Has it been confirmed that the connections can be made there?

Hello,

There is no zoning plan. We are thinking of around 250,000 with a lot of self-performed work. We don’t want to take the work away from the architect, but we would like to get an overview (ideas) of the best way to build.

The garage and the utility room already exist. In addition, the connections are already in place. Thanks for any tips.

Wouldn't that be incorrect if the design came from a building planner? It also seems more like you bought a software program and just started clicking away.

It's worth noting that you are building for yourselves, not for the many forum members who bring their own specific preferences into the discussion. If you are happy with your ideas, it doesn’t matter if the majority here might do it differently. 😉

Yes, exactly three serious tips:
1. Throw your plan away.
2. Write down your desired room layout, your requirements, and define your budget.
3. Consult an architect or planner who is experienced with this. Otherwise, it won’t work out.
