Hello, I would like to hear your opinions. What do you think? Are there any suggestions for improvement? The west side faces open fields, so we wanted the living room to be oriented that way.

Flat land
Floor area ratio 0.4
Building line and boundary: 3 meters (10 feet)
Number of parking spaces: 2

Roof style: gable roof and flat roof

Orientation: west

Client Requirements
Small office, only for emergencies
3 people aged 38, 38, and 2
No overnight guests
Large kitchen with dining area, separate living room, covered terrace

House Design

Why is the design as it is now?
We considered all the desired rooms.
Access from terrace directly to kitchen and bathroom.

The main house will have a gable roof to allow attic space for storing boxes. The pull-down staircase can be installed in the long hallway. The part with the covered terrace will have a flat roof. However, we are not sure if having two types of roof will be expensive.
We also like a modern gable roof with trapezoidal metal roofing. This should be quite affordable… does anyone have experience with that?
I attached a picture of various houses that inspired us.

Does anyone have a rough idea of the cost? We are still very early in the process and many builders are reluctant to provide quotes due to uncertain material prices.

Construction is planned for 2023.

11 and 12.5 m² (118 and 135 ft²) for children 🙄
Especially child 1 with 2.38 m (7 ft 10 in).

Our son currently has 7 m² (75 ft²) and our bedroom is 10 m² (108 ft²)

Rendering = 3D simulation. The kitchen receives only indirect light. This is very unfavorable for a workspace.

Yes, that’s absolutely enough. You just need to be a bit creative with the furniture and rearrange it occasionally. I often rearrange my son’s furniture depending on which part of his Lego collection he’s playing with. There is also a certain minimalism involved. My son wants a big Lego set? Then he has to think about where to put it. Does he really still need the big Playmobil castle?
In my daughter’s room (the smaller one) there is a mid-height loft bed with a book box and a cozy mattress (70x140 cm (28x55 inches)) underneath. Otherwise, there is a low Kallax shelf (4x2), a desk, a play kitchen, a dollhouse, and two Kallax shelves used as a wardrobe. Still, she has plenty of space to move around and build.

You have to remember that rooms are not seen through our eyes but through children’s eyes. To them, 10 sqm (108 sq ft) is large. And as they grow older, they don’t need that much space either. Every step seems too much then 🙄 My husband’s oldest son dragged the TV cabinet next to his bed so he barely had to move at all. And I don’t believe children need a sofa in their room later on.

Here I once took photos of the children’s rooms. In my daughter’s room now, the bed is raised on blocks, the “bed” in the back right has moved under the loft bed, and the desk is now by the window.

No, of course not, but we don’t need it to be excessively large either. I would rather invest in the living areas like the kitchen and living room.
