Hello, I would like to hear your opinions. What do you think? Are there any suggestions for improvement? The west side faces open fields, so we wanted the living room to be oriented that way.

Plot size: 900 sqm (9,688 sq ft)
Flat land
Floor area ratio 0.4
Building line and boundary: 3 meters (10 feet)
Number of parking spaces: 2
Number of floors: 1
Roof style: gable roof and flat roof
Architectural style: modern
Orientation: west
Client Requirements
Small office, only for emergencies
3 people aged 38, 38, and 2
No overnight guests
Large kitchen with dining area, separate living room, covered terrace
House Design

Why is the design as it is now?
We considered all the desired rooms.
Access from terrace directly to kitchen and bathroom.
The main house will have a gable roof to allow attic space for storing boxes. The pull-down staircase can be installed in the long hallway. The part with the covered terrace will have a flat roof. However, we are not sure if having two types of roof will be expensive.
We also like a modern gable roof with trapezoidal metal roofing. This should be quite affordable… does anyone have experience with that?
I attached a picture of various houses that inspired us.
Does anyone have a rough idea of the cost? We are still very early in the process and many builders are reluctant to provide quotes due to uncertain material prices.

To add up the house measurements and calculate proportions honestly, I’m too lazy. The plot is approximately 28m (92 feet) wide on the street side and 35m (115 feet) long. On the west side, it narrows to 18m (59 feet).
The exact site plan will only be available after the final development and survey at the end of the year.

I know... it might look a bit disappointing. But I’m not creating dream houses here in the forum that are unaffordable with the given budget.
The exterior dimensions are approximately 15.40 x 9.40 meters (50.5 x 30.8 feet). About 120 square meters (1,292 square feet) of living space. Adding a finished attic creates a nice children’s room, a shower toilet, a handy storage room, and an attic.
With this budget, you can build out the ground floor and run the utilities upstairs to set up one room (office, later a children’s room).
If you are financially more flexible in about 10 years, a conservatory or sunroom would be suitable. The foundation slab can already be built now, which would then become the terrace.
I haven’t put much effort into the windows yet, as they can be modified later.

With the budget, you can finish the ground floor and run the wiring upstairs to finish a room there later (office, later children’s room).
If you are more financially flexible in about 10 years, a conservatory or sunroom would be a good option. The slab foundation can already be built now and later converted into a terrace.

Consider whether you could be comfortable with an office in the attic. This would relieve the space situation downstairs and make the hallway design much more pleasant.
Always keep in mind that in a bungalow (or a hybrid like this), you end up walking a lot through the hallways. They should therefore always have good lighting, not be cramped or awkwardly shaped, and look appealing.
