we are still in the planning phase and would like to hear the opinions of experienced builders.
Plot size: 865 m² (9305 sq ft)
Location: Gaarz
House dimensions: see attachments
Slope: No
Roof type: gable roof
Orientation: see attachments
Double carport, details not yet decided
No building permit / planning permission requirements
What we especially like:
Efficient use of the plot due to the building design
Cathedral ceiling in the living and dining area
Concern: Too many rooms for too little living space
I look forward to your comments and suggestions for improvement.

Unfortunately, the living room wouldn’t work for me either. The dining table is squeezed into the corner, and anyone sitting at the lower side risks burning themselves on the fireplace.
As a guest, standing almost directly in the kitchen upon entering gives the impression that you are expected to help with the dishes.
If it were mine, the island would be removed in favor of a large family table. It would look something like this, with the master area tidied up and an inviting double door leading into the living space:

You have about 9m² (100 sq ft) each for guest and office rooms. Those are two very small spaces. Combine and use them together as one room of around 14 to 16m² (150 to 170 sq ft). That would be more comfortable for living and breathing for everyone. Good point, I’ll sketch that out. Also considering the comments on bedroom, dressing room, and bathroom.

We are still seriously considering whether to include a fireplace at all. It’s certainly cozy, but in terms of practicality for the floor plan, probably not (space, too much heat, etc.). It might possibly be an integrated ethanol fireplace.

There are streets to the north and southeast (cul-de-sac location).
Only the site plan is oriented north, not the floor plan.

Also, the plot seems to be located at a junction, which is likely to impose restrictions regarding the position of the driveway.
