Hello,

we are still in the planning phase and would like to hear the opinions of experienced builders.

Plot size: 865 m² (9305 sq ft)
Location: Gaarz
House dimensions: see attachments
Slope: No
Roof type: gable roof
Orientation: see attachments
Double carport, details not yet decided
No building permit / planning permission requirements

What we especially like:

Efficient use of the plot due to the building design
Cathedral ceiling in the living and dining area

Concern: Too many rooms for too little living space

I look forward to your comments and suggestions for improvement.

The windows in the children's rooms are really quite small. As a result, both rooms will become rather dark.

Good point, however, we can choose the window sizes completely without any extra cost. For the children's rooms, we decided against floor-to-ceiling windows to ensure there is enough space for furniture.

The total area might be sufficient, but overall it looks more like a holiday home to me, with the quite compartmentalized rooms and the master suite basically adjoining the kitchen. Was the starting point a model from Hauscompagnie?

Yes, exactly. The house itself is based on a floor plan from Hauscompagnie. However, we planned the room layout ourselves. It was important to us to fit all the rooms into the space, separate the parents’ and children’s bedrooms, and at the same time have a living room from which you don’t look directly into the kitchen. Also, we were quite taken by the Danish building style. By holiday home, do you mean the many interconnected rooms?

I consider the design approach to be flawed in several ways: first, falling in love with a basic building form and trying to fit it into the plot, and second, within this outline, cramming in an inexperienced, typically non-professional list of prioritized wishes. By "holiday home-like," I mean an "all-in-one" solution at a scale where suboptimal elements are "tolerable" for a few weeks. The bedroom located behind the kitchen takes on a different character after the seventh "holiday week" and without a Caipirinha.
