We are currently preparing for the handover of our house and are therefore checking for all major and minor defects that we want to address or refuse to accept.
One issue is causing us a lot of concern: the windows. As you can see, the groove at the bottom section of the frame (inside) is bowed upwards on almost all the windows.
I have never seen anything like this before and cannot really assess it at the moment. Does anyone have experience with this and can shed some light on it?
Thank you for your help!
Good luck

Simon-18914 Aug 2024 09:54Hello,
it seems that the glazing beads were cut 1–2mm (about 0.04–0.08 inches) too long. As a result, they bend upwards. The same can also happen on the sides and at the top. Either the glazing beads will be pressed firmly back into place during inspection or they will need to be trimmed slightly afterwards.
I cannot say how this will affect the inspection.

Simon-18914 Aug 2024 11:01Hello,
from the pictures, it doesn’t seem like the entire window frames have warped. Have you checked with a long spirit level to see if there is any bulging in the frame profile?
I still suspect poorly or excessively long glazing beads. Nothing serious, which can be adjusted with a good miter saw with a sharp blade or a file.

Hafenstraße14 Aug 2024 11:10No, I haven’t checked anything yet. I first noticed the warping yesterday while walking through the house and now I’m trying to form an opinion.
Next time, I will inspect and also document exactly which windows have these “damages.”
The handover is scheduled for the first week of September...
Thanks for the help!

The handover is in the first week of September...Do you have an independent building surveyor with you whom you can go through everything with beforehand? They have experience with inspections and construction companies.
By yourself, you are just cannon fodder for them and will be pressured into signing off without defects, lied to, and overwhelmed with technical jargon.
