Actually, we have been looking for an existing property since last summer. According to our mortgage broker, we have a budget of around 300,000 (all-in), which a bank is likely to approve.
The market here in Schleswig-Holstein has also become very tight, and the houses on offer are often in need of renovation, so you easily exceed the budget (especially since many city dwellers laugh at our house prices and like to secure a holiday home here).
Now the question is whether it would be possible to build a house within our budget (assuming we can get a building plot). Our requirements are not very high; it doesn’t need to be a huge house. 120 square meters (1300 square feet) would be completely sufficient.
In a neighboring village, plots are currently being developed. The price isn’t fixed yet but is expected to be below 100 euros per square meter. The plots are about 700 square meters (7500 square feet) in size. Unfortunately, we have no experience with this topic at all, and I definitely don’t want to miscalculate.
We can only contribute limited personal labor. We are not unskilled, but both fully employed with a child, dog, and horse. What are your thoughts?

I actually had to look up divided-light windows, I’ve never consciously seen anything like that. Here, everyone wants the largest possible glass surfaces without anything dividing them, which wasn’t technically possible in the past. Interesting that someone would pay for the opposite.
But of course, almost every homeowner has such cost drivers. In our case, they are the basement, uPVC-aluminum windows, a fireplace, lift-and-slide door, interior sliding doors, and a double garage.
It’s definitely more enjoyable when you can realize at least some of your own ideas, but in the end, the happiness difference between uPVC and aluminum windows is probably quite small.
Regarding the catalog price, you do have to check whether you can actually place the desired house on your plot, right?
Our zoning plan already specified a building area of 8m x 10m (26ft x 33ft), and it was difficult with a standardized type house.
And the custom-designed prefab houses weren’t exactly cheap either.

Are you already set on a prefabricated house? I don’t know any specific companies from Schleswig-Holstein, but our developer from Lower Saxony (solid masonry house) offered houses around 120–130 m² (1290–1400 ft²) at prices that definitely started with a 1—around 180,000–200,000. Some bungalows were even cheaper. We only have a price list from 2019, and as far as I know, prices have increased twice by 5% since then. You can do the math. Surely there are similar options in Schleswig-Holstein?
I would always recommend building with a construction company that has good reviews and a solid reputation, even if they are not the cheapest. Looking back objectively, I didn’t think our house was particularly expensive. A lot comes down to the details. For example, the standard package already included tiles costing up to €35/m² (about $35/m²), fittings from well-known brands, and so on. So, the specifications for the standard package were quite good.
You mentioned Allkauf houses somewhere—I recently saw a report about poor construction work with them, which immediately raised red flags for me. Of course, not everyone will have that experience, but I wouldn’t have bought from them without thorough consideration.
