ᐅ Looking for building plans for a multi-family house with 4 apartments and a penthouse

Hello,

we are looking for construction plans for a multi-family house with 4 residential units plus a penthouse.
Living area of the apartments: 80 m² (860 ft²) - 100 m² (1,076 ft²)
Penthouse: over 120 m² (1,291 ft²)

The plans should include dimensions, section A-A, and elevations.

Based on the construction plans, it should be possible to obtain cost estimates for the shell construction, earthworks, plumbing, and electrical installations.

Please include a price quotation.

It’s a pity that unwanted external links unfortunately also prevent cross-postings from being linked: the other half of the discussion is in the green forum. The original poster seems to have already built several houses with their family, so they have a well-founded suspicion about which shell construction trades can be handled as family labor. I can still imagine 500,000 EUR (about 540,000 USD) for masonry, heating/ventilation/water, and electrical work—but if the plot of land is included, then I can’t really imagine it; and parking spaces probably haven’t been considered yet.

In my opinion, you currently need to be flexible at least regarding the location criterion “federal state” in order to find a site for a multi-family house; the approach seems unprofessional to me (which a landlord should no longer allow themselves if it’s supposed to generate more than a second pension). By the way, one unit is intended for use as medical practice rooms or something similar, so a residential unit is already out of the question.

That doesn’t really matter.

Considering that an architect and engineer spend several weeks working on such a project, and the costs need to be covered somehow, you only start once the plot of land with all the requirements is secured. The planning then involves precise measurements, often pushing the limits of regulations like floor area ratio and others.
The proportions of living space and usable space, as well as compensatory areas and parking spaces, all have to be correct.
This is not something you can just throw out there for DIY or modular building systems.

I already said that—but I don’t have an overview of what I said to the same question in which forum.

By the way, I think the OP asked the wrong question and doesn’t need a plan but rather a specification of construction work to get accurate price requests. But I don’t see them getting a handle on that anyway.
