Hello everyone,

My partner and I are planning to build a house next year. At the moment, we are gathering information about house construction. The planned plot is flat and does not seem very damp.

For us, there is no question whether to have a basement or not. A basement is a MUST! The house will have a ground floor and an upper floor, with an attic that can be converted later.

We are now considering which masonry material, including insulation, is best suited for each level (basement, ground floor, upper floor). It is certain that it will be a solid masonry house (brick on brick)! Prefabricated house components are not an option.
The basement will be used as a living basement (office, guest room), but storage and technical equipment will also be housed there.

1. Can you tell me which material (brick + insulation) is best suited for each level in terms of thermal insulation and soundproofing?
2. Which brick size (large, small) is most practical for building, considering cost-benefit for purchasing and handling the bricks?

Hello,

a basement is feasible even if you consider the ground to be very wet. It is just a matter of technical solutions.

This always requires a "good" design concept, since light wells do not add much value to living spaces. The relevant building regulations must be followed.

What U-value should be achieved, i.e. are specific energy-efficiency programs (e.g., KfW) to be used for funding?

Are there special requirements for soundproofing?
