Hello everyone,
we are planning to build our house in the Elmenhorst area. After some research, we came across homes from the companies Elbe-Haus and Flößner. We will have personal meetings with them next week. Now, I am looking for positive or negative experiences with these companies.

One more question: Is it better to buy a plot of land with a construction commitment if I like the models and it is financially feasible, or is it better to keep these separate?

We are entering completely new territory, so please excuse any "silly" questions.

First of all, you need to be aware that in this situation it is very likely you will have to pay the real estate transfer tax (RETT) on both the house and the land – tax offices rarely make exceptions here. Furthermore, you should “never” commit to a provider just because of the land; there are other options available!

I can only seriously recommend this arrangement if you have thoroughly checked the builder beforehand (bank/credit agency/guarantor, etc.) and received confirmation from external sources that they are reliable (also visit new development areas and ask the homeowners there; without any salespeople present, they will give you honest feedback). You also need to be able to handle the higher RETT financially. Remember, buying the plot and house is not the whole picture – you also have to factor in additional construction-related costs of around 35,000 EUR (about 37,000 USD). Plus, you will probably want to allow for some extras, so make sure to calculate a sufficient buffer.

To illustrate what can happen in such a deal: we are currently advising two families who chose only one provider “X” because the plot was so attractive... since construction started in January this year, only the basement, ground floor, and upper floor have been completed. Costs such as interest on loans during the waiting period and rent have quickly gotten out of control... and now it is becoming significantly more expensive.
