we own a multi-family house built in 1960, with the ground floor and first floor currently rented out. Recently, we carried out a brief inspection of the apartments and discovered that a wall on the first floor is affected by mold. However, we are quite sure that about six months ago, when we bought the house, there was no visible sign of it.
We now need a building biologist or an expert on mold in the Böblingen district. Does anyone here know a good one? Also, what would be the approximate cost for an initial assessment?

fach1werk15 Feb 2019 08:53I might be able to help with contacts in Stuttgart if needed. But maybe you can save the money. If the tenant is not responsible, it’s usually difficult to recover the costs.
In the condominium management, the most frequent causes of mold formation on walls in recent cases were:
- Thermal bridges, for example due to a concrete canopy. Previously, there was an old flower window, practically like a concrete frame projecting from the facade. Any type of projecting concrete elements are generally suspicious, typical for the building’s construction period, and often can be identified without an expert.
- Tenant-caused issues other than ventilation behavior:
Using wallpaper and paint with sealing properties,
Furniture placed too close to the wall.
Normally, moisture and temperature are measured and documented if the problem isn’t already obvious from the outside. Most cases involving the tenant responsible can be dismissed cost-wise. However, sometimes ventilation intervals are recommended that no employed person can realistically maintain. Then, individual room ventilation systems may be installed.
If it is determined that the tenant is at fault, the process rarely proceeds without strong opposition. If the tenant is likely not responsible, a rent reduction is usually requested immediately.
In our experience, painters usually carry out the remediation work. For thermal bridges, calcium silicate boards are often installed, requiring appropriate coatings and minimum spacing for furniture. These boards are not cheap, but I truly appreciate them as an excellent material that requires little application effort. Ventilation-related damage is not my area of expertise, so I cannot contribute on that topic.
