I have been considering buying or building a house for some time now (area around Krefeld, DU). In this area, good plots are usually already reserved by developers or so expensive that there is hardly any budget left for the dream house. (At least that’s what I’ve noticed when looking at land listings on Immoscout.)
Question: Is it worthwhile to plan a house with an architect, and who can assist with finding land, or does that only become relevant if you can spend more than 300,000 (three hundred thousand)?
What would you generally recommend? Developer-built homes, prefabricated houses, or architect-designed homes? (Regarding costs and quality)

First of all, welcome here.
Basically, it’s quite simple: first determine your budget (house bank), then deduct all the fixed costs that will definitely occur, such as the plot of land, cellar/foundation slab, additional fees, landscaping, garage, kitchen, etc. If there is anything left 😉 you can choose the company, builder, or architect based on the remaining amount. Divide the sum by 1,200 – 1,500 € (depending on the desired standard) per square meter, and you will get the approximate house size you can afford. With expensive plots, 300,000 € is not exactly generous, just so you know in advance.
