Hello everyone! We are about to purchase a semi-detached house in Darmstadt-Wixhausen on Erzhäuser Street. Maybe we will find future neighbors here in the forum to get to know each other and share experiences. We are looking forward to it. Best regards!

I want to buy a semi-detached house from Werner Wohnbau in Wixhausen. A whole semi-detached house, not just one half? — presumably to rent out at least one of the halves?

I haven’t reserved it yet, but I want to ask about the specific wish list. [...] Do you know the price for that? And whether we can add a special request after the notary and bank approval? I assume that at the notary appointment (for the land purchase), where the construction contract will probably also be signed, the choice of options from the wish list does not yet have to be finalized, but the wish list itself is included in the documents provided beforehand. The prices should be listed there as well. However, I recommend discussing this with the sales team in advance. Also, the financing should be settled beforehand.

I want to add underfloor heating, electric roller shutters, and the loft ladder. By "loft ladder," I assume you mean the choice between continuing the staircase up to a loft studio or settling for a folding ladder access to a storage attic?
I don’t know the specific options for this project, but usually, for developments of this kind, there is no option regarding underfloor heating: it is standard on the ground floor but never installed on the upper floors. This is due to construction-related reasons involving floor-to-ceiling heights, staircases, and floor structure heights. Bedrooms and hallways upstairs typically do not have tiled floors but carpet or other floor coverings (often left as a “builder’s allowance” position). Roller shutters are usually optional and prewired for electric operation (but not fully automated). As mentioned, this type of property exists in “Economy” and “Economy Plus” versions, but not in “Advanced Superior Platinum.” Those who consider full smart home integration, large-format tiles, or similar features essential are generally not well served by a serial terraced house—after all, a semi-detached house is essentially just a row of two end units without a middle unit.
Offers like this have a clearly defined target group: young families looking for their first home (who will likely put it back on the market once their children go to university). Everything you need, without any extras or luxury finishes. Yvonne calls it a starter property; I call it a transitional home.

Yvonne calls it a starter property, I call it a mid-house. No, it’s not _me_ who calls it a "starter property," but the market, the economy uses that term. Only _you_ call it a mid-house, and honestly? That won’t get you into Wikipedia or win any awards. A mid-house would be a house that connects two buildings. Period.
