we are currently building a semi-detached house with a developer. The living area is 150 sqm (1,615 sq ft). We plan to install 3mm (1/8 inch) oak engineered wood flooring and use textured wallpaper. Now we have inquired about the additional cost for 6mm (1/4 inch) flooring and finer textured wallpaper. The developer wants 5,000 euros each for these upgrades.
This seems completely excessive to us.
Any expert opinions?

What exactly are the 5,000 euros per item for? Additional charges for what? Have you already contracted the painting work and floor coverings via a work contract?

The property is being sold as a turnkey project by the developer. Pre-finished hardwood flooring (3mm (0.12 inch) wear layer) and coarse textured wallpaper are included in the fixed price. The developer is now requesting an additional 5,000 EUR each for using 6mm (0.24 inch) pre-finished hardwood flooring or finer textured wallpaper.

“Turnkey” usually means excluding floor coverings and painting work; in your case, were these trades already covered by the sale price? Or listed separately with a price?

thank you for your efforts. But I have already mentioned several times that these works are included in the fixed price. The question is only whether these special requests (deviations from the standard) justify such a significant surcharge...
In my opinion, no. For less money, painters will plaster and paint the entire house plus the basement for us. I can’t understand the extra cost for fine-grain woodchip wallpaper since the application is almost the same, and you surely didn’t choose wallpaper costing 50€ (about 55 USD) per roll. With the parquet flooring, it could be different—if you’re not careful, the price per square meter can quickly reach 100€ (about 110 USD) or more.
