Hello,

I recently had a conversation with an acquaintance who said that it is much more cost-effective and efficient to build a turnkey home with an architect rather than with a developer... so far, I haven’t really heard or found much information online about architects offering this kind of service?!??!!

Anyone with experience, opinions, or links?

Hello,
it depends on what you understand by turnkey. The architect will not give you a fixed price because that would make them a developer.

This acquaintance built with an architect and the house was truly delivered "turnkey," meaning with painted walls, tiles, etc.

How would the process usually work if you go to an architect?

Hello,
of course your architect will complete the house according to your wishes, including tiles and wallpaper. The difference is that with an architect you do not agree on a fixed price; instead, you make contracts with each individual trade. Your architect handles the planning, supervises the construction work, checks the invoices, and carries out the final inspection.

Building with an architect does not necessarily mean that your project will be more expensive than building with a developer.

Roughly:
- You go to the architect and explain your wishes
- The architect creates a plan -> you approve it
- The architect calculates everything like structural engineering, heating demand, etc., and submits the building permit / planning permission application
- You specify exactly what should be included and what you want to do yourself
- The architect then awards contracts to individual companies (possibly the best value for money)
- Individual trades carry out their work
- The architect inspects and approves the work
- You pay

Does anyone have experience with how much cheaper it is compared to using a developer, or are there any other advantages or disadvantages???
