Hello!
My partner and I have the opportunity to purchase a building plot. However, it is quite expensive and difficult to build on due to the required setback distances and the triangular shape of the lot. Therefore, we would appreciate any ideas, suggestions, or options to help us make a decision, for example, a prefabricated house, etc. Thank you.

Unfortunately, the overall view does not clearly show any dimensions. What I understand from it is that the distances likely do not refer to property boundaries (as is common in Germany), but rather to neighboring buildings (?)

The unconventional gap (?) is ideally filled with a house individually designed to meet local requirements.
I agree, although "custom design" does not necessarily mean "solid construction."

Graph paper, a pencil, at least 4 lines, and label everything with numbers. Thanks for that [emoji2]

Just out of curiosity
What does relatively expensive mean?

The land costs 300,000 euros.

What budget would you still have available for the construction? You should also consider that a prefab house is not significantly cheaper than a solid (masonry) house. It mainly depends on your requirements and the demands of the build. Since the Grunsrück area is quite unique, it could become more challenging here.
