Hello!
My partner and I have the opportunity to purchase a building plot. However, it is quite expensive and difficult to build on due to the required setback distances and the triangular shape of the lot. Therefore, we would appreciate any ideas, suggestions, or options to help us make a decision, for example, a prefabricated house, etc. Thank you.

Is the blue area the building envelope? What are its dimensions?

I don’t have the exact measurements available at the moment. The blue area represents the building envelope, with the tip of the triangle included.

Attached is a photo with a proposal from a construction company, but this design clearly exceeds the building boundary and is therefore not an option!

Regarding the plot, a diagram would be helpful to clearly show the entire property amidst all the confusion.

Italy also uses the metric measurement and decimal counting system, so the unusual distance measurements surprise me.

In general, I would consider a building plot to be "relatively expensive" if it has an awkward shape, even when the price is average. This almost always results in wasted space and increased design and construction effort.

The plot shape does not determine the construction method ("prefabricated" / "solid"). If the house design results in non-parallel eaves, either the eaves or the ridge would be slanted, making a flat roof—if permitted—a suitable option.

In my humble opinion, only a custom-designed architect’s house really makes sense. Standard houses from catalogs or ready-made models (prefabricated houses, developers, home builders, etc.) fit very well on typical plots in standard new residential areas. The unconventional gap (?) is ideally filled with a house individually designed to meet the local requirements. And this practically only works with a suitable architect.

The good news is: this does not have to be more expensive than the other options.

What would the available budget be after purchasing the land?
