ᐅ Semi-detached house or detached house? Which is more cost-effective?

We are a married couple with two small children and plans to have 2-3 more. We are planning to buy a plot of land in Pulheim in a new development area. The plots are being sold by the city. Since we intend to build a 170 sqm (1,830 sq ft) living area plus a basement and garage, we are currently looking at the costs.
According to current estimates, the solid semi-detached house with the plot would cost around €470,000. This amount would require a loan of €320,000, which, based on our initial calculations, we could repay in 25 years.
The downside of the semi-detached house is the need to coordinate with the neighbor, and if a garage is built on the plot (the plot is 10 m (33 ft) wide, and the house measures 7 m by 12 m (23 ft by 39 ft)), then the living room and part of the kitchen would have no windows.
The disadvantage of a detached house is the higher plot price; we would have to expect an additional €40,000 for the land.
Would building a detached house with the above specifications also be more expensive than the semi-detached house? That would increase our costs even further...

You have already identified one factor: the larger plot of land.
A detached single-family house does not necessarily have to be more expensive, but it can be, depending on the planning. Usually, contractors save costs on the partition wall between two houses. Our provider always builds a fully compliant house, with complete insulation and so on, whether it is a semi-detached house or a detached house. Therefore, the effort is the same in this regard. Only fire protection requirements need to be adjusted here.

Regarding the problem with the neighbors – I think these are factors you need to assess before starting construction. The same kind of issues can arise in a new residential development, even with a detached single-family home. We first need to see if the others involved in our project would agree if we were awarded the plot.

You can hear the neighbors, or their music or television.I have already lived with my parents in a mid-terrace house, a semi-detached house (although it was the same house model), and most recently again in a mid-terrace house. We only heard the neighbors when they drilled a hole in the wall. I guess it depends on the construction method!
