Hello,

I own a building plot of about 600 m² (approximately 6460 ft²), fully serviced. My idea is to build a multi-family house with 5 to 7 residential units and sell the individual apartments. It wouldn’t have to be 100% finished; for example, flooring, tiling, painting, etc., could be arranged by the buyers themselves.

Does anyone have an approximate benchmark for the costs involved in such a project? What challenges might I face? Which taxes should I expect to pay, and what should be generally considered?

I work as a construction manager and have experience with projects, including large construction sites.

First, you should check whether more than 2 dwelling units are allowed to be built on your property. Many building plots in residential areas are limited to 2 dwelling units.

I would contact a tax advisor. From 5 units onwards, you are considered a commercial operation with all the related requirements.
