ᐅ Budget €170,000 / Land / Prefabricated House from B.O.S – Feasible?

Dear Sir or Madam, I am currently considering whether to purchase an existing property or to go for an extension and prefab house. So far, I do not own a plot of land.

As a prefab house manufacturer, you often hear good things about Bien-Zenker and B.O.S. At the moment, there is an offered model called "Solution 100 Variant 3 (offer house - €68,802)." The total budget, including land (approx. €40,000) and additional construction costs, amounts to around €170,000. This leaves approximately €40,000 to €50,000 (including a €10,000 OBI voucher) for ancillary construction costs and further finishing. Since ancillary construction costs can easily reach about €35,000, the question is whether such a project is feasible within this budget at all.

Perhaps someone here has experience with a similar budget and the expected costs.

Hello Webtix,

You have probably seen that the price for the Solution Variant 3 house offer is EUR 68,802.00 starting from the top edge of the foundation slab?

In other words, the foundation slab and everything related to it still need to be added. This already reduces your budget for additional construction costs significantly.

Also, interior walls, the staircase, and the complete installations are not included in the standard interior finishes and have to be paid for separately. I’m afraid this will be quite challenging to manage within the budget...

We have double the budget, and even with that, we currently can’t afford a carport or garage. The entire budget is spent on the plot of land (which, okay, is twice as expensive as yours), the house, and additional construction costs.

With €170,000 for everything, it just won’t be enough.

Hello Webtix,
you can’t get a house in Germany for 170,000 euros. There are already plenty of posts in the forum about costs, with around 1,500 €/m² (140 $/ft²) currently considered a lower average.

That aside, I always wonder, who are the people that can finish a shell house themselves? Wealthy heirs who don’t need to work anymore – but wouldn’t they just have the whole house completed by contractors? Unemployed people – but they normally don’t have the money for that, right? A large family with five older boys who all help out after school? Active retirees – but they must be very fit? Who is it?

Thank you for your contributions. I have already chosen a used property, but I wanted to get a feel for things the other way around before regretting not having considered building a house. I am currently a single, well-earning 24-year-old who does not want to "waste" the currently favorable interest rates on a rental apartment...

Absolutely not feasible for 170,000, not even if you already owned the land. Forget about that quickly!
