As a complete beginner, I have a question (of course, I understand that you can’t calculate this accurately from a text and that remote estimates are difficult). But I’ll just ask anyway.
How much would it roughly cost to reroof a house, including insulation and thermal sealing—to bring it up to current standards? The roof has a dormer and four windows. These would also be replaced with new ones.
Has anyone here done something similar, and how much did it cost them?
I would appreciate your feedback.

The house is designed like a terraced house, with a width of seven meters (23 feet) over four floors (basement, ground floor, first floor, attic). There is already a renovated bathroom in the attic, which we hardly want to alter. We plan to completely redesign and rearrange the remaining space. Currently, we are considering whether it would make sense to renovate the roof, which dates back to 1971. This would include new roofing, insulation, and waterproofing. The total roof area is about 105 square meters (1,130 square feet), minus some Velux roof windows from 2010, which we want to keep.
Is it generally possible to renovate the roof without causing any damage to the bathroom? What is the usual cost per square meter to budget for such work?

dr.evil961 Apr 2020 08:09So far, I have been able to speak with one roofer, and more appointments with other companies are still pending. For a complete reroofing, insulation, and waterproofing, he estimates a total cost of around 160-200€/m2 (excluding VAT). In this case, it would be (only?) an 80mm (3 inches) Pavatex over-rafter insulation (wood fiber).
Now, back to the main topic: I am concerned that after three meetings with companies, I will end up with three different opinions on the roof structure. Since we plan to set up our bedroom and dressing room in the attic, thermal protection against cold and heat is quite important to us. I am simply interested in hearing about your experiences so far—what setups you have been allowed or chosen and for what reasons. Personally, I find 80mm (3 inches) of over-rafter insulation somewhat insufficient overall. However, I look forward to more opinions and experiences...
