wg_hausbau21 Mar 2017 09:44Hello everyone,
Since my online research didn’t provide any new insights, as a beginner in construction I would like to find out what to consider when building a mid-terrace house if the neighbor plans to start building only a year later.
We are concerned that our boundary wall shared with the neighbor, which is naturally not designed to be weatherproof, might get damp over the winter, potentially leading to mold issues. Therefore, it would be very helpful to hear your experiences regarding whether this is actually a problem and what additional costs we should expect to at least make the wall temporarily weatherproof.
Has anyone been in a similar situation?
Good luck

An unfinished gable wall, of course, cannot be exposed to weather or driving rain. A temporary weather protection is most easily installed with a vertical 40/60mm (1.5/2.5 inch) battens, creating a ventilated cavity behind a rainproof and UV-resistant cladding. This can be a suitable membrane/foil (UV-stabilized, tear-resistant, resistant to wind pressure and suction) or a weatherproof, openly weather-exposed panel material (plastic, wood, wood-based material, etc.). The decisive factor is the duration for which this cladding is intended. The required quality of workmanship depends solely on that. It is not recommended to use any kind of simple tarpaulin from a hardware store, which breaks down within a few weeks due to UV radiation and ends up in shreds.
Another issue is the lack of insulation on the gable side—unless you are building monolithically and only the external plaster is missing. It also needs to be clarified on which side and by which builder the partition board between the gable walls will be installed.
What has the architect said about this so far?

We do intend to build using a monolithic construction method, so insulation should not be an issue. We want to avoid any moisture in the walls at all costs, and you have confirmed our suspicion that this cannot be solved with a cheap vapor barrier and will involve some costs. Today we have an appointment with a potential developer, but they might downplay the issue since they are likely interested in building multiple houses simultaneously.
Therefore, additional opinions and experiences are naturally of interest to us.

wg_hausbau21 Mar 2017 13:36Hi,
We definitely want to have the house professionally built, leaning towards an architect, but we also have an appointment with a developer.

May I ask a straightforward question out of curiosity: how is it possible to build a mid-terrace house independently of a developer?
In my view, this type of housing usually requires coordinated planning with the neighbors sharing the walls. I have recently heard of independently planning semi-detached houses (twice here), but not yet for the typical terraced house.
