ᐅ Boundary Construction: Garage at a Different Corner of the Property

Hello dear forum members,

Regarding the garage boundary construction regulations in Lower Saxony, I have now read quite a bit and I think I understand the 9m x 6m x 3m (29ft x 20ft x 10ft) rule. But what about the position of the garage on the plot? Am I allowed to choose any corner I want? The zoning plan does not mention that the garage has to be located in a specific position (for example, near the driveway).

I have attached a picture. This concerns plot 43. According to the plan, the garage is marked to the south of the plot, directly next to the garage of the southern neighbor. It would suit me better if the garage were placed in the northwest corner (marked with a red rectangle). Can someone tell me if this is allowed?

Oh dear – no, that’s not a good idea.

Why not move the house as an L-shape into the northwest corner, place the garage along the southwest boundary – basically build it attached to the neighbor’s garage? The narrow strip of land to the south only benefits the neighbor; you don’t gain anything from it...

Also, the floor plan doesn’t suit the site at all...

When the neighbor is parked in their driveway, maneuvering out of the garage becomes a real challenge again.
Don’t you get any visitors? Or do they always have to park in front of the garage?

The alternative would be the following:

Modern dark brick villa with garage, paved driveway, and green garden.

But what if the neighbor to the south builds a 10-meter (33-foot) tall mansion right on their north side? That would cast my south-facing garden completely in shadow.
Here is an excerpt from the development plan:
“The maximum allowable building height is limited to 18.5 m above NHN. This corresponds to
an absolute building height of approximately 10 m (33 feet).”

Can someone explain what this means? What is the actual maximum building height: 18.5 m or 10 m (33 feet)? Even if it is “only” 10 m, that can be enough to cause the garden to be shaded in the alternative layout.

He is not allowed to place his house right on the property boundary.
You will also be the first to have no sunlight on your plot – especially in the south, where the sun is very high/at its highest and already climbs over tall roofs as early as May.
There are plenty of plants suitable for partial shade, and too much sun only burns the lawn.
What I mean is: don’t just limit the garden to the south side and try not to see everything negatively... So far, I only see that _you_ are placing a huge block right in someone’s view.
